Fresh rain is hampering rescue work in the village near Lishui City, where a hillside collapsed, burying dozens of houses.
Earlier reports say that 27 people are still missing.Falling rocks and mud have clogged a local river, with the diverted water forcing villagers living nearby to abandon their homes.
Rescue workers freed a pregnant woman and two elderly people trapped by flooding, and took them to safety.
The landslide was triggered by the heavy downpour brought by Typhoon Megi.
